The most stylish studio in Sea Point, on the top floor of the white building everyone photographs. Floor-to-ceiling glass, a balcony facing Lion's Head, and the promenade five minutes down the road. Never lived in.
Twenty-five square metres is not the point. The point is that every one of them was drawn, made and placed by a designer, for this room. That is the discipline of a good hotel room, and what this studio has: not a small studio, but a complete one.
The Flamingo is star architect Robert Silke's curved white landmark on Regent Road: 24-hour security, access control, a generator, air conditioning and fibre in the walls. This one sits on the top floor with nobody above you, and the studio runs along one window that ends at the balcony, with Lion's Head standing in it all day.
It has been stripped back and rebuilt, and never lived in. The green joinery, the printed headboard, the cane, the blush cabinets, the lighting and the linen were drawn for this one room and made in Cape Town, and not one of them can be bought in a shop. A full bathroom with a walk-in shower, a kitchen along one wall with an oak breakfast bar for two, and it comes fully furnished and styled, down to the towels. Nothing is allowed to stand about: kitchen, wardrobe and bed are built in, which is why it feels larger than its plan.
Sea Point does the rest. Breakfast downstairs at Maggy Lou's, Pilates a minute away, Station House and The Nines across the road, and a restaurant on the roof of the new Cove building next door. A weekend base, a remote-work season, or a turnkey short let in the suburb visitors ask for first, because Sea Point fills twelve months a year and not three.

R 3 495 000Every listing says everything is walkable. These are the real minutes, measured from the door. Sea Point is where Cape Town lives outdoors and where most visitors want to be: flat, lit, busy until late, and close enough to everything that a car is optional. The promenade is five minutes downhill, kilometres of seafront with the Atlantic on one side and Lion's Head behind you; the Waterfront is ten minutes by car and Clifton five.

Cape Town is a market with a hard edge: between Table Mountain and the Atlantic there is no new land, and heritage and environmental rules keep it that way. Sea Point sits inside that edge, on the strip between the mountain and the sea. Demand arrives from three directions at once, South Africans moving to the Cape, foreign buyers (the Western Cape takes the largest share in the country, close to 8 % of sales) and travellers who fill short lets twelve months a year.
